I agree we are living in unprecedented times. However every four years we have the same fears and thoughts and uncertainties. What I do know is this - so far we have made it thought every bad day and every bad President, Senate and House we have had, so far. And more importantly I have faith in God that He will see us through.
What I do know for sure is this, there is no better time to buy a house. Loan rates are still at an all time low and houses are abundant. Wilson County is building like crazy and your dream home is out there but it is not waiting for you. Someone else is also looking for their dream home and chances are it might be the same one you are thinking about. This is not to scare you into buying a house quickly and without really understanding the commitment you would be undertaking. It is to let you know the reality is that good houses go fast and depending on your price range extremely fast in many cases. I have seem so many houses hit the market and the same day be under contract. The best way to make sure that you get the home you are wanting is to be ready to make an offer on the day you schedule the appointment for your personal showing.
To do that you need to make sure you have a lender and have already been pre-qualified for the price range you are looking in. Many people know that they can get a loan and can afford what the price range they are looking in however submitting an offer with a pre approved letter gives your contract validity and makes the sellers confident that they are making a solid decision if they decide to accept the contract. Lets say another contract comes in at the same time, with the same offer but does not have a pre approved letter, which one would give the sellers the most confidence to pursue in this situation? This is why it is vital for you to have that ready to submit with the offer.
